NOTICE OF FORECLOSURE SALE OF REAL PROPERTY

NOTICE IS HEREBY GIVEN that on June 1, 2021, at the hour of 9:00 a.m., at the main entrance of the Thirteenth Judicial District Courthouse, Sandoval County, the undersigned Special Master will sell at public auction for cash, the property located at 669 Highway 165, Placitas, New Mexico 87043, and 671 Highway 165, Placitas, New Mexico 87043, and more particularly described as:

LOT LETTERED "A", LANDS OF JEANNE COSTON JORDAN, AS SHOWN AND DESIGNATED ON THE PLAT ENTITLED "SUMMARY PLAT OF LOTS "A" AND "B" LANDS OF JEANNE COSTON JORDAN, PROJECTED SECTIONS 32 AND 33, TOWNSHIP 13 NORTH, RANGE 5 EAST, N.M.P.M., WITHIN THE SAN ANTONIO DE LAS HUERTAS GRANT, COMMUNITY OF PLACITAS, SANDOVAL COUNTY, NEW MEXICO", FILED IN THE OFFICE OF THE COUNTY CLERK OF SANDOVAL COUNTY, NEW MEXICO ON OCTOBER 10, 1998 IN VOLUME 3 FOLIO 1802-B.

The foregoing sale will be made to satisfy a Default Judgment entered by the Court in the above-captioned cause on April 16, 2021, being an action to foreclose a mortgage on the above-described property. The Plaintiff has been granted a money judgment in the amount of SIXTY-FOUR THOUSAND EIGHT HUNDRED SEVENTY-SEVEN AND 35/100 DOLLARS ($64,877.35), plus interest at the rate of seven and one-half percent (7.500%) from April 1, 2021 until the date of sale, plus costs and attorney fees, plus costs of sale, and Special Master’s fees. Plaintiff has the option of using all or any portion of Judgment in lieu of cash at the sale.
Notice is further given that the purchaser at the foreclosure sale shall take title to the property subject to a nine (9) month right of redemption.
